Our Story

When we moved to Galicia, we fell in love with its rugged coastlines, the mist over the ancient stone villages, and the incredible quality of daily life. But as we looked for our own place, we realized how difficult the local property market can be for international buyers.

In Spain, traditional real estate agencies primarily represent the seller. Their goal is to sell their listed houses as quickly as possible. We founded BLU to change that dynamic.

We are, first and foremost, independent Buyer’s Agents and your project managers on the ground. While we occasionally curate a small selection of exceptional, worthwhile properties, our main job is to find what fits you. Because we aren't tied to pushing a massive inventory, our only priority is to protect your investment, uncover the true condition of a home, and negotiate purely in your interest.

The Core Philosophy

We hunt across the entire market. We audit listings from traditional agencies, private sellers, bank repos, and off-market listings that never hit the internet.
If a historic stone house has severe rising damp, an aging slate roof, or a compromised boundary line, we tell you immediately. We make sure you full lowdown on the property.
You do not need to spend thousands of euros flying back and forth for disappointing viewings. We do the grueling mileage across Galicia on your behalf, delivering exhaustive physical and video audits so you only travel when the perfect asset is secured.

The Process

01: Intake & Alignment

Your journey begins with our digital lifestyle profile, followed by a private consultation. We deep-dive into your spatial requirements, timeline, budget, and ideal location. Once aligned, your exclusive 6-month scouting window is activated via our signed mandate and retainer.
02: Scouting & Vetting

We filter hundreds of listings down to a curated handful, physically driving out to vet them. You receive comprehensive digital dossiers including high-definition video walkthroughs, structural assessments, orientation checks for winter light, and localized neighborhood analysis.
03: Legal Due Diligence

Galician rural properties can have historical complexities. We act as your project manager, liaising directly with trusted local real estate lawyers to meticulously audit the property registry (Registro de la Propiedad) and town hall records (Catastro) before a single deposit is paid.
04: Closing & The Soft Landing

We handle the price negotiations and manage the transition to the notary public for the official signing of the deeds (Escritura). Once the keys are in your hands, our relocation concierge activates: managing your local town hall registrations (padrón), setting up high-speed fiber internet and utilities, and introducing you to premium healthcare and schooling networks.
